Condo Renovation Checklist in Kota Kinabalu: What to Prepare Before Work Starts

Renovating a condominium is different from renovating a landed home. Before materials are ordered or contractors arrive, owners usually need to coordinate with building management, confirm the scope and prepare a clear record of decisions.

1. Confirm Management Requirements

Ask the management office about renovation hours, lift bookings, contractor registration, protection works, deposits, loading access and restrictions on noisy work. Requirements differ between buildings, so confirm them for your own unit.

2. Build a Clear Project Brief

List the rooms involved, storage needs, household routines, preferred style, target completion date and budget direction. Bring a floor plan, dimensions and current photos to the first discussion.

3. Resolve Layout Decisions Before Site Work

Changes to circulation, kitchen workflow, electrical points, lighting, plumbing and custom cabinetry are easier to compare before construction begins. Resolve these decisions early where several trades are involved.

4. Compare Quotations by Scope

Do not compare only the total figure. Check inclusions, exclusions, assumed materials, site coordination and how variations will be recorded. A lower initial quotation may not represent the same work or finish level.

5. Check Materials for Everyday Use

Consider maintenance, durability, cleaning, heat, humidity and sunlight as well as appearance. For kitchens and bathrooms, ask how selected finishes and hardware will perform in daily use.

6. Keep an Approval Record

Save approved drawings, quotations, material selections, dates and variation decisions in one place. This gives everyone a shared reference throughout the renovation.
